RESIDENCE FOR SALE Scobey Lutheran Church, the Seller of the belowdescribed residence, will accept written bids on the property commonly known as Parsonage #2 in the City of Scobey, Daniels County, Montana, more particularly described as follows: Lot Six (6) of Block Eight (8) of the Scobey Original Townsite, together with all improvements, buildings, and fixtures thereon, and all rights and interest appurtenant thereto, if any. Property Address: 112 Timmons Street, Scobey, Montana. 1. Property will be sold “as is” and for CASH ONLY. A certified check in the amount of ten percent (10%) of the written bid, made payable to Scobey Lutheran Church, must accompany the bid. Bid should be sealed in a secure envelope with the designation on the outside of the envelope to read “Parsonage #2 Bid”. Deposits of unsuccessful bidders will be returned. Successful bidder(s) will pay balance due on bid by the date of closing. If balance of the successful bidder’s bid price is not paid by closing date, the deposit will be forfeited to Seller as liquidated damages. Possession will be upon closing. 2. Bid which gives the highest dollar value to Seller will be considered. 3. Sealed bids will be accepted at Scobey Lutheran Church Office, 202 Timmons, Scobey, Montana 59263, until 1:00 p.m. on May 7, 2026. Bids will be opened during the regularly scheduled church council meeting at 8:00 p.m. on May 13, 2026. Bid acceptance/rejection will be determined after consultation and approval by the Scobey Lutheran Church Council. Seller will notify bidders of acceptance/rejection. 4. Closing of the sale will be on or before June 10, 2026. 5. Seller will provide an Owners Title Insurance Policy showing title to the property vested in the successful bidder for the amount of the purchase price. 6. 2026 property taxes will be pro-rated between the parties at the date of closing. 7. Seller will provide buyer with a good and sufficient warranty deed at the time of closing. 8. Each party shall bear their own attorney’s fees, loan/appraisal fees, and closing agent’s fees and costs, if any. 9. Seller reserves the right to reject any and all bids and to waive any minor irregularities. 10.
